Compared to the board-wide average, the Cowichan Valley's single-family benchmark ($779,300) is running slightly below the Vancouver Island average, while its year-over-year sale price growth (+6.80%) is outperforming several neighbouring zones.
Slower sales volume paired with rising average and stable-to-rising benchmark prices points to a market where accurate pricing and strong presentation matter more than speed. Buyers have more selection and are taking their time; sellers who price correctly from the outset are still closing deals at solid numbers.
